  We have lived here for 11 months and are not renewing our lease. My brother previously rented an apartment here years ago and it seemed decent so that was why we considered it. It presents well but the place is a total dump. I can't in good conscience blame the staff. The property manager was recently replaced and the old one was a disaster - rude, lazy and made it apparent she could not have cared less about the tenants or the property. The new property manager, while she is very nice and considerate, I think is overwhelmed the cleanup from her predecessor. The maintenance staff cares - they are attentive when they come to fix something and make sure it gets fixed however requests are often not relayed and you have to mention an issue multiple times to get it fixed. The receptionist is rude. The only staff member who is still here that was here when we leased is Jasmin - who is a gem and always super helpful and nice. I have had to complain to the regional manager, Matt, to get anything done in our apartment. The doors are poorly sealed, my daughter's room is like an igloo even with the heat on and the appliances are old and cheap (i.e. they break A LOT). I've had my dishwasher break and leak tons of water under our carpet leading to ME having to clean the carpet (because they couldn't get it together - Matt did make sure I got reimbursed once he knew), pressure washer crews have sprayed water through our patio door into our apartment. They leave you nasty notes about trash on your patio (like A BAG overnight) but kids and pets are allowed to run wild and destroy your property. In short, if the actual management company actually gave a damn the place would probably be pretty nice but they give no support to the staff and let anybody and everybody lease here so it's become the only ghetto in Gainesville, VA. If you can afford ANY other apartments in Gainesville then stay away. I would have much rather known and I would have pulled together the extra $200 a month and lived across the street.
